This is the blogsite of atelier jackson. We design and supervise architectural and design projects in France, specialising in contemporary and innovative solutions. We are happy to work in all areas, from the conversion of a small interior, to larger new build projects, however, we are always sensitive to existing contexts and traditions.

Ian Jackson studied architecture at Oxford and South Bank Schools of Architecture. After a career as practitioner and lecturer in architecture and design in England, he now lives in France and speaks fluent French. He has a wide experience and knowledge of the French architectural and planning system. In addition he has gained considerable understanding of traditional French construction techniques, and an appreciation of regional styles of architecture. In parallel with his practice he is professeur with responsibility for architecture and 3D design at the Ecole Supèriere d'Art de Cambrai.

We treat each project as unique, specific to a location, and the ideas and personality of the clients. We can help you define your objectives for the project, and interpret your thoughts imaginatively and expertly. We will guide you through the complexities of the French planning system, and negotiate on your behalf with the authorities. In addition we can control and supervise the technical and financial aspects of the project down to the smallest detail if required, and provide all the necessary documentation to obtain quotations. Our objective is to help you achieve a solution for your project of quality and individuality.

PROJECT STRUCTURE

Every project requires a different combination of services, this makes it difficult to present a single model for the stucture of a project. However the progression of an architectural project falls naturally into stages, this allows clients to select the involvement they feel appropriate to their needs and budget.

Stage 1. Survey and Briefing.
The initial discussions with the client to establish and develop your ideas into a firm proposal. The production of a survey drawing, and the collation of other information from statutary services and planning legislation. Discussions with the Maire and other authorities if required.

Stage 2. Concept and Design.
The preparation of all the necessary drawings and models to explain the concept and the detailed design. They can be sketches and/or scale drawings dependant on circumstances.

Stage 3. Submission Drawings.
To produce the dossier of drawings and documents required to obtain permission to build from the authorities.

Stage 4. Technical Drawings.
A package of more detailed drawings and written specifications, that allow builders to give an accurate and reliable quotation. In addition they will be used as contract documents for building the project.

Stage 5. Quotes and Contracts.
All the necessary work for obtaining and checking competitive or negotiated quotations and preparation of contracts.

Stage 6. Site Supervision.
Supervising the construction work on site, and regulating payments.

FEES, CONTRACTS AND RANGE

FEES
The costs for the preparation and supervision of an architectural project fall into three categories.

1. The fee for the design of the project itself by atelier jackson.
This is generally a fixed fee that relates to the size and complexity of each project. After initial discussions with the client to clarify the stages required, we present a figure(or budget price) for the fee for each individual stage. For the full service of all six stages it is possible to use a percentage fee based on the contract price for building the project, this is generally between 9 and 14 percent.

2. The fees required by consultants.
This is normally for structural engineers and quantity surveyors. They are generally required only for projects that use non-traditional building techniques, or that have special reqirements. These are negotiated by us on your behalf, generally the client will pay the consultants directly.

3. The fees and costs charged by the French authorities.
There is no fee as such for the various applications to build, however there are a range of one off taxes based on a sliding scale that can be levied if the application is successful and building work is going ahead.

In addition there is often a small charge for an expert to assess the quality of the ground and filter proposals for septic tank applications.

CONTRACT
After the intial discussions with the client, and having agreed a satisfactory fee structure, we prepare a contract of engagement for both parties to sign, this outlines the fees in detail, and other conditions of our work in relation to the project.

GEOGRAPHICAL RANGE
We are based in Paris. Although we now focus on projects in Northern France, Paris, Lille and Brussels, we will work in all areas of France, the ease of communications from Paris to many regions makes this viable.
